Is My Jacksonville Property ADU-Ready? 5 Questions to Ask Before You Call

"Can I build an ADU on my property?"

Usually yes. Not always. Here's how to find out before you waste anyone's time.

1.What's your zoning?

Most Jacksonville residential lots fall under RLD, RR, or RMD zoning, which allows ADUs. But the rules vary — some zones cap units at 600 square feet, some require the unit to be attached to the main house. Our eligibility tool checks your zoning instantly from your address.

2.Do you have setback room?

Lots narrower than 60 feet may not fit a detached unit. The minimums: 5 feet on the sides, 10 feet at the rear, 15–20 feet from the front property line. A lot that looks big on paper often has less buildable space than you'd expect.

3.Is your sewer or septic ready?

City sewer is straightforward. Septic is more complicated. If the system needs expansion to handle a second dwelling, budget $5,000–$15,000. We manage the full tie-in either way — just know it may show up as a line item.

4.Does your electrical panel have room?

ADUs need a 100-amp subpanel at minimum. If your main panel is already maxed out, a panel upgrade adds $2,500–$4,000. We'll flag it during the site visit.

5.Does your HOA have anything to say?

Florida law does not override HOA covenants. Pull your CC&Rs and search for "accessory structures," "secondary dwelling," and "guest house." If you're not sure what you're reading, bring them to your free consultation — we've seen a lot of these.
