4 min read  ·  Jax Tiny Homes

From your first call to the day you get the keys, you don't coordinate a single subcontractor, file a permit, or chase down a vendor. That's what turnkey means. Here's what it covers.

What we handle

Permits and Plans

  • Site survey, stamped engineering drawings, permit applications, revisions, and permit pickup

Site Prep and Foundation

  • Tree removal, grading, drainage, and slab pour

Structure

  • Framing by W-2 employees (not day labor), OSB sheathing, hurricane straps, and roof installation

Mechanical Systems

  • Electrical, plumbing, and HVAC

Warranties

  • 1-year workmanship & materials warranty — covers defects in workmanship, materials, and code compliance from your Certificate of Occupancy
  • 5-year roof labor warranty — manufacturer material warranty transferred into your name at closing
  • 2-year HVAC labor warranty — manufacturer parts warranty transferred into your name at closing
  • 5-year electrical labor warranty, 1-year parts warranty
  • 1-year plumbing warranty on workmanship & materials

Interior Finish

  • Drywall, paint, cabinets, countertops, appliances (no markup), flooring, and bathroom tile

Inspections

All six city inspections: slab, framing, OSB, drywall, blower door, and final. Certificate of Occupancy in your hand at closing.
