What we handle
Permits and Plans
- Site survey, stamped engineering drawings, permit applications, revisions, and permit pickup
Site Prep and Foundation
- Tree removal, grading, drainage, and slab pour
Structure
- Framing by W-2 employees (not day labor), OSB sheathing, hurricane straps, and roof installation
Mechanical Systems
- Electrical, plumbing, and HVAC
Warranties
- 1-year workmanship & materials warranty — covers defects in workmanship, materials, and code compliance from your Certificate of Occupancy
- 5-year roof labor warranty — manufacturer material warranty transferred into your name at closing
- 2-year HVAC labor warranty — manufacturer parts warranty transferred into your name at closing
- 5-year electrical labor warranty, 1-year parts warranty
- 1-year plumbing warranty on workmanship & materials
Interior Finish
- Drywall, paint, cabinets, countertops, appliances (no markup), flooring, and bathroom tile
Inspections
All six city inspections: slab, framing, OSB, drywall, blower door, and final. Certificate of Occupancy in your hand at closing.
